Delray is a walkable downtown in a county of strip plazas
Delray Beach sits in Palm Beach County, north of the Broward line, and it has something most of South Florida doesn’t: a genuine walkable main street. Atlantic Avenue runs from the interstate side down to the ocean, and the density of independently owned restaurants, shops, galleries and small offices along and around it is what gives the city its commercial character.
That changes the marketing problem. In a plaza-and-parking-lot town you are competing for someone’s decision before they leave the house. On a walkable street you are competing with everything visible from the sidewalk, and the customer decides in ten seconds. The businesses that do well are the ones people came downtown intending to visit.
Intent is built before the visit, not during it
Your best month is not the month with the most foot traffic. It’s the month where enough people already had you in mind. A regular who comes four times a year instead of two is worth more than a stranger who wanders in once and never returns, and the difference between those two numbers is almost entirely whether you stayed in their head.
For a Delray independent, that means the list you build at the counter or the front desk is the most valuable thing you own, and it usually sits unused in a point-of-sale system nobody has exported.
Seasonality here is severe, and it should shape the calendar
Delray’s year is not flat. Season fills the town; summer empties a good part of it, and the businesses that survive well are the ones that planned for both halves rather than reacting in July.

Delray also has a substantial base of professional services — law, accounting, wealth management, medical and dental practices, real estate. Their issue isn’t foot traffic. It’s that a client hires them once, has a good experience, and then hears nothing for three years, at which point the referral goes to whoever the neighbor happens to name.
A monthly newsletter mailed to past clients and referral sources is a boring, unglamorous answer to that, which is why it works and why so few people keep it up. Month four is where these die, and month four is a production problem, not a strategy problem.
